Veranda Beach Partnership submitted a subdivision application proposing 8 residential lots within Veranda Beach Resort. This project is consistent with the Veranda Beach Resort development agreement. Threshold SEPA Determination
Douglas Naini is proposing to place three tier-three indoor/outdoor cannabis operations on a 21.60-acre parcel located on Pharr Rd near Riverside. Pen A will consist of 4.85 acres with a 100’ x 120’ processing building with ice water extraction, a bathroom, and nursery, an 8’ x 40’ office, four 8’ x 40’ Conex containers for drying and storage, a 20’ x 20’ storage shed, a 41’ x 74’ year-round green house and two 40’ x 100 seasonal greenhouses. Pen B will consist of 3.45 acres with an 8’ x 40’ office that will also be used for drying, storage and nursery, four 8’ x 40’ Conex containers, a 20’ x 20’ storage shed, a 41’ x 74’ year-round green house, and two 40’ x 100’ seasonal greenhouses. Pen C will consist of 2.5 acres with 100’ x 120’ processing building for drying and ice water extraction and a bathroom, four 8’ x 40’ Conex containers and a 20’ x 20’ storage shed.
The project will also consist of a boundary line adjustment between parcels 70000100000, 7000020001, 7000050001 & 7000030001 to have all the cannabis operations on one parcel that meets the requirements of OCC 17A.290 for lot size.
Water source for the outdoor grows and seasonal greenhouses will be provided by a water right. Year-round indoor grows, bathrooms and processing will use an exempt well. Period of operation for the outdoor grows will be from May to October. Hours of operation will be from 8 am to 5 pm.
The site is located on Pharr Rd. near Riverside WA on tax parcel numbers 7000020001, 7000010000, 7000050001, 7000030001.
The Okanogan County SEPA Responsible official issued a mitigated threshold environmental determination of non-significance (MDNS) in accordance with WAC 197-11-350. SEPA Comments must be submitted in writing no later than 5:00 p.m., September 3, 2021 All comments will be reviewed for relevance, and if necessary additional conditions will be added to the Mitigated Determination of Non-Significance.
