Year-end figures strong for real estate sales in valley

Final 2013 real estate sales figures for the Methow Valley brightened the picture even more than the late-year numbers reported in last week’s Methow Valley News.

According to a report published by Coldwell Banker Winthrop Realty, total dollar volume for 2013 sales was $41.3 million, compared to $30 million in 2012, a 37 percent increase and the highest total since 2007’s $35 million.

The total number of sales of all types increased to 185 in 2013 compared to 154 in 2012, a 20 percent increase.

The average sale price for all property types was $223,092, a 14 percent increase over 2012.

Other highlights from the report:

• The number of home sales alone increased from 86 in 2012 to 114 in 2013. The dollar volume of home sales increased from $22.6 million in 2012 to $33 million in 2013. The average home sale price in 2013 was $290,170, a 20 percent increase over 2012.

• There were 23 home sales above $400,000, compared to 13 in 2012 and just five in 2011.

• Land sales lagged a bit in 2013, falling to $6.5 million in 2013 from $6.8 million in 2012. Those totals represented 63 parcels sold in 2013 compared to 66 in 2012. The average sale price was $103,399, about the same as in 2012.

• Commercial sales totaled seven with a dollar value of $1.4 million in 2013, compared to two sales for a total of $595,000 in 2012.
